In 2002, while canvasing Southgate Commerce Center on foot, Andy Ogan knocked on the front door of a 4,000 SF suite occupied by a global leader in aviation inventory solutions, AvAir. As an aviation solutions provider for Boeing, Airbus, and turboprop aircrafts, they expressed interest in a larger building. Ogan shared an opportunity for AvAir to enter into a 15,000 SF building for sale in the immediate area which led to the following:

  • 2003: Bought for $1,098,504
  • 2007: Sold for $1,746,927

33 S. 56th Street – Chandler, Arizona – 42,569 SF

  • 2007: Delivered $4,252,670 Build-to-Suit
  • 2008: AvAir occupied 22,619 SF of the building
  • 2008: Honeyville Foods leased 19,950 SF after Ogan was able to get an amendment to the existing PAD/PDP from the City of Chandler which allowed retail sales to occur at the property
  • 2015: AvAir vacated the property due to expansion and relocation to a larger, new headquarters in the immediate area
  • 2015: Reasons Aviation, LLC, a real estate holding company controlled by Bob Ellis, retained ownership of the property and leased it to ArmorWorks, a U.S. Government defense contractor
  • 2020: ArmorWorks vacated 33 South 56th Street and expanded into the immediate area
  • 2021: Leases are being negotiated with a full building tenant

Santan Technology Center – Chandler, Arizona – 162,714 SF

Santan Technology Center is the 6.17-acre AvAir headquarters site with two new buildings totaling 162,714 SF. This project broke ground in 2014 and was delivered in 2015 for $15,000,000, making it the largest SBA loan in Arizona history. The property was then marketed by Ogan and sold in 2017 by Reasons Aviation, LLC for $26,500,000 on a sale/leaseback basis. This sale/leaseback paved the way for Bob Ellis to sell AvAir to his partner, Mike Bianco.

Since 2002, Ogan has worked with AvAir to expand and handle its real estate footprint. Simultaneously, Ogan is managing Reasons Aviation’s real assets with the goal of dramatically increasing its holdings. Reasons Aviation is a holding company managed by the former owner of AvAir, Bob Ellis.

  • 2019: Bob Ellis sold AvAir to his partner, Mike Bianco
  • 2019: Ogan acquired 6-acres at the SWC of McQueen Road and Loop 202 in Chandler on behalf of Reasons Aviation, LLC for $1,775,000
  • 2020: Ogan acquired 7061 and 7064 West Galveston Street in Chandler on behalf of Reasons Aviation, LLC for $5,775,000
  • 2021: Ogan is presently working with Mike Bianco and AvAir on another build-to-suit expansion project
