In just a little over 2 years after expanding into a larger facility at 7200 West Okland Street in 2003, AvAir’s rapid growth required more space. AvAir and Ogan set out a plan to build a larger corporate headquarters about twice AvAir’s space needs at that time. The larger facility was planned for AvAir’s long-term future expansion while providing an interim rental income stream. Located at the SEC of Chandler Boulevard and 56th Street in Chandler, 33 South 56th Street is 42,569 square feet and sits on a 3.2-acre lot with over 1 acre of it being a fully fenced storage yard. Its unique characteristics of the yard, solar power, truck well, and grade level loading combined with abundant glass line fronting Chandler Boulevard, keep this property consistently fully occupied.

Acquired the 3.2-acre lot for $1,14,592 ($8.00/SF) from Face Canyon LLC (Bill Coulter, Manager).

Bought for $4,252,670, Build-to-Suit.

AvAir occupied 22,619 SF of the building. Later that year, Honeyville Foods leased 19,950 SF after Ogan was able to get an amendment to the existing PAD/PDP from the City of Chandler which allowed retail sales to occur at the property.

AvAir expanded and relocated to a larger, new headquarters in the immediate area with Reasons Aviation, LLC, a real estate holding company controlled by owner Bob Ellis, while retaining ownership of the property.

Later that year, Ogan leased the whole building to ArmorWorks, a U.S. Government defense contractor.

ArmorWorks vacated 33 South 56th Street and expanded into the immediate area.

Spectrum Mechanical, Arizona’s premier mechanical contractor, agreed to lease the entire building for a 7-year term that will commence in the fall of 2021 after interior improvements are complete. Reasons Aviation has retained McCarthy Nordberg to design the interior improvements and Irwin Construction Company will handle the construction.
