AAMCO Plaza

AAMCO Plaza is an approximate 3.1-acre automotive center located at the NEC of Chandler Boulevard and 56th Street in Northwest Chandler. Anchored by Firestone Tires and AAMCO Transmissions, this property was zoned for commercial uses. A hotel and a restaurant were planned in 1998 with a stipulation that construction must commence within two years of the zoning ordinance’s effective date. The property was never developed under the hotel zoning and sat vacant for several years.

In September of 2005, Ogan opened escrow on the property and quickly went to work with the City on reverting the zoning back to its original I-1 (industrial district) zoning.

Ogan’s vision for the property was an automotive center based on its proximity to the 90-acre Adesa Car Auction and lack of modern automotive space for users in Chandler.

In January 2007, Ogan acquired the property for $970,000 and on the same day, sold it to Sunstate Builders for $1,200,000 in a double escrow transaction. The immediate 25% return was based on Ogan’s site plan and tenants ready to take space at the planned automotive center.

In September 2007, Bridgestone Tires acquired approximately 1-acre from Sunstate Builders for $940,000 and developed a tire center, where it still operates today.

In 2007, Ogan entered into an agreement with AAMCO Transmissions to construct a modern 22,000 SF automotive condominium building with AMMCO occupying approximately half of the building. The balance was leased to other automotive tenants.
