While canvassing the Broadway Industrial Park on foot in 2002, Ogan knocked on the door of CMI Moulding (CMI) who was leasing 15,000 SF at 2680 South Industrial Park Avenue. The local office manager told him to call the owner of CMI at their Maryland headquarters to discuss plans for the Tempe branch.
After connecting with the owner, he told Ogan he wanted a new warehouse built for CMI in Phoenix. He shared that the next time he came to the Valley, he wanted to walk into the newly constructed facility.
CMI tasked Ogan with leading the project, where he went to work right away. Ogan secured an approximate 1.3-acre lot in the Eaton Freeway Industrial Park in Tempe for CMI and hired Sunstate Builders on behalf of CMI.
In December 2003, the owner of CMI came to Phoenix to a new, fully-completed, state-of-the-art distribution building totaling 23,704 SF of which CMI could occupy 15,000 SF and lease-out the remaining space to a tenant. By mid-2004, Ogan secured a tenant for the remainder of the building and to this day, CMI still operates its Phoenix branch from this property.
Starting this project within two years after graduating college, this was Ogan’s first build-to-suit. After going through the process, he knew he wanted to repeat this process with as many users as possible in the future.
