Gila Springs Place is a 4-acre site just west of Kyrene Road and North of Santan Loop 202. The site is adjacent to Paloma Kyrene Business Community, a 30-acre master-planned development consisting of office, medical, flex and industrial condominiums. The 4-acre site was zoned for mini-storage use.
In 2013, Ogan opened escrow on the site and was able to acquire a drainage easement from Paloma Kyrene Business Community that would increase the site’s density capabilities.
In June 2014, Ogan acquired the site for $1,260,000 based on his market knowledge of the limited supply of industrial lots for development in the immediate area.
In September 2015, Ogan received approvals from Chandler’s council, rezoning the property from mini storage to industrial, as well as approval of a preliminary development plan (PDP) for site layout and building architecture.
In October 2020, Ogan sold the lot to AVPS, a local company looking to relocate its headquarters to Chandler, for $1,895,000. AVPS has since developed a 55,000 SF facility for themselves and plan on expanding it in the future. AVPS’ site plan and building design are very similar to the one Ogan had approved by the City Council.
