Santan Technology Center is an approximate 30-acre business park consisting of 17 freestanding industrial buildings in Chandler, Arizona. Planned in three phases, Santan Technology Center Phases I & II were developed by Benevest Development Group, which is located in Orange County. Due to market conditions, Benevest decided to sell their remaining property at Santan Technology Center in 2013.

Ogan acquired 6.17-acres in addition to Benevest’s Declarant rights that included approximately 5-acres of common retention parcels for $800,000.
The planned third phase on the 6.17-acres called for seven freestanding industrial buildings – ranging from 10-13,000 SF in size totaling 82,000 SF.
The City of Chandler administratively approved Ogan’s new vision that entailed two buildings, totaling 162,714 SF, on what would be the future home of AvAir’s headquarters.
Ogan sold the 6.17-acres for $3,200,000 to AvAir.

Ogan marketed and sold AvAir’s HQ for $26,500,000 on a sale/leaseback basis.
SRP acquired an easement from Ogan across one of the common retention parcels for $660,000.
There is an ongoing dispute with SRP over whether they can lease dark fiber to private third parties after using eminent domain to acquire property for electricity purposes.
Ogan is currently the Declarant at Santan Technology Park and plans to re-engineer remaining retention parcels into lots able to be developed.
